Judicial ("free & clear") sale
A court decree divests most pre-sale liens; you take clear of the divested ones. Un-served lienholders can still survive.
Redemption
The owner can pay the delinquency to stop the sale before it happens; PA provides no general statewide post-sale redemption window for these sales.
